THIS PROJECT INCLUDES THE INTERIOR RENOVATION AND LANDLORD WORK FOR "BLACK BOX" OF AN EXISTING VACANT SPACE (SUITE 100) THAT IS TO BE SUB-DIVIDED INTO TWO NEW TENANT SUITES. THIS DRAWING SET CONTAINS SCOPE OF WORK FOR NEW SUITE 100 AND A SECOND DRAWING SET FOR SUITE 150.THE SCOPE OF WORK SHOWN IN THESE DESIGN OCUMENTS ARE NOT ALL INCLUSIVE. CERTIFICATES OFOCCUPANCY ARE BEING SOUGHT FOR THE BLACK BOX SPACE. THE INTERIOR TENANT BUILD-OUT SCOPE OFWORK WILL BE ISSUED AS PART OF A SEPARATE INTERIOR TENANT BUILD-OUT PACKAGE, TO BE PERMITTED SEPARATELY BY TENANT AT A FUTURE DATE.
SUITE 100:
NOTWITHSTANDING THE FOREGOING, AS PART OF LANDLORD'S WORK, LANDLORD WILL DELIVER THE PREMISES WITH THE FOLLOWING SPECIFICATIONS:
* (EXISTING) 1,500 GALLON EXTERNAL IN-GROUND GREASE TRAP CONNECTED O THE REAR OF THE PREMISES
* NO SLAB; SLAB TO BE PROVIDED BY TENANT
* NO INTERIOR WALLS; WALLS TO BE PROVIDED BY TENANT
* LL PORTION OF DIVIDING WALL SHALL BE INSTALLED BY LANDLORD TO PROVIDE TENANT WITH 1,500 SF
* NO CEILINGS OR LIGHTING; CEILING AND LIGHTING TO BE PROVIDED BY TENANT.
* (EXISTING) HVAC 1 TON PER 200 SF ON THE ROOF (WITH DISTRIBUTION TO BE PROVIDED BY TENANT)
* (EXISTING) 400 AMP PANEL- PANEL TO BE INSTALLED ON THE REAL WALL OF THE PREMISES; ELECTRICAL DISTRIBUTION TO BE PROVIDED BY TENANT. ELECTRICAL RUN TO TENANT'S PREMISES
* NO RESTROOMS BUT PLUMBING STUBBED AT BACK OF PREMISES.
