That includes a lobby, fitness room, and guest and staff laundry rooms and is fully ADA compliant that we are bidding against other GC's. This will be a bid open shop and will begin sometime in December 2024. We will need the following trades to complete this project. Concrete and gypcrete on each subfloor, cmu, interior/exterior handrails, hoist beam, rough carpentry/wood framing, wood trusses, fiber cement board, Simpson packages, insulation walls and roof, tpo roofing, scuppers, downspouts, air barriers, sealants, doors/frames/hardware, windows, storefront, mirrors, drywall, flooring (carpet, LVT, tile), painting, toilet accessories, fire extinguishers/cabinets, canopies, appliances, laundry equipment, fire sprinkler, plumbing, HVAC, electrical, fire alarm, earthwork, erosion control, asphalt pavement, striping, landscaping/irrigation, site utilities. We will also need the following alternates/breakouts: 1. Separate plumbing fixture material costs (provide a separate detailed breakdown of fixtures) from base plumbing pricing (plumbing contractor should still include handling, storage, installation, etc).Separate light fixture costs from electrical. Provide a detailed breakdown of the cost of each fixture from a reputable supplier. Separate kitchen and vanity cabinet material costs (provide detailed information on the cost of each) vs. installation costs. Separate countertop material costs vs. installation costs
