The project scope is:  Complete site work improvements (1.66 ac) to include site with DOT grading, utilities, pit excavation, curb, asphalt & concrete paving, landscaping, and other site improvements per plans. Geotechnical report, and specifications within documents (sheets SP1 to SP7).  New wood-bearing building with wood trusses with CIP Wall basement (3,052 on grade + 890 below grade = 3,942 total sq. ft.). Exteriors include brick & EIFS finishes.  Interiors include complete finishes, framing, and mechanicals.

SPECIAL BID NOTES:

1. H&A Pre-bid Notes & Clarifications provided.  Be sure to review and incorporate accordingly.

2. RFI’s due by 12/20 – Noon EST (send via email)

3. Geo-tech report included.  Be sure to review and incorporate accordingly.

The anticipated commencement date is late January 27, 2025, with substantial completion by July 14, 2025. The project's approximate address is 4455 W Fairfield Drive (per GPS 4400 W Fairfield Drive), Pensacola, FL 32506.
